Parkland Golf Real Estate Market Pulse
Parkland Golf and Country Club is experiencing an increasing separation between high and low sales. While top-tier, “turn-key” homes continue to climb and/or remain in the $550-per-square-foot range, untouched homes are holding steady or falling into the $350 range. A $200-per-square-foot variance is massive to see within the same community, but based on recent sales, it appears to be a continuing trend. Uncertain of what their homes are actually worth, some turn to sites like Zillow, which, as we’ve learned, has been wrong more often than not with its “Zestimates.” Or, a seller may reach out to an agent without a full understanding of the PGCC market, who may then price the home below its true market value. As all homeowners know, your home is one of your largest and most important assets. Whether you’re currently looking to sell or not, keeping abreast of community values should always be a priority.
We wanted to know the best way to track values and determine what a home is actually worth, so we turned to Rick Rapp, Real Estate Broker and Homeowner in Parkland Golf, for his insight. He told us, “Many people focus on what’s currently on the market and base their home’s value on active listings. However, the most crucial aspect of any home evaluation is what has actually SOLD in your community, true market value comes down to one thing—what homes are actually selling for. To get even more detailed, look at WHY those homes sold for what they did. Turn-key matters more than ever right now, so be sure to keep that in mind.”
